Construction of underdrains will begin starting with the westbound lane on Middle Creek Drive, then Wild Wind Cove, then the eastbound lane on Middle Creek Drive.
Phase II (Approx. 120 Days)
Construction of subgrade and base material starts with the westbound lane of Middle Creek Drive, then Wild Wind Cove, then the eastbound lane of Middle Creek Drive.
Phase III (Approx. 10 Days)
Construction of the final top lift of asphalt, striping, and clean up.

Current Status:
The City’s geotechnical consultant completed the soil sampling and testing. The geotechnical firm also installed and gathered groundwater data using Piezometers (subsurface water level monitoring equipment) along Middle Creek Drive to monitor, record, and document groundwater levels.
K Friese + Associates has evaluated the collected data and developed a recommendation to rehabilitate Middle Creek Drive. The recommendation includes installing a perforated pipe along portions of the roadway to intercept the groundwater and convey the water to nearby stormwater inlets. The recommendation also includes providing for private connections at property lines – homeowners will have the option to connect from their individual sump pumps through their property to the stormwater connections.
K Friese + Associates presented the recommendations at a Whispering Hollow and public stakeholder meeting on Jan. 17, 2024 at Buda City Hall. A virtual open house was also held for the public’s viewing and comment, view the materials here. Stakeholder input has and will guide the project as it moves through design.
The Buda Bonds Oversight Committee reviewed the Middle Creek Drive project in February 2024 and endorsed the proposed design. City Council reviewed the preliminary design on Mar. 19, 2024. View the Middle Creek Drive City Council presentation here.

The design is currently at the 95% design level and progressing to final plans. Bidding is expected to occur Fall 2025 with construction beginning as early as November 2025 and lasting approximately 10 months. This timeline is subject to change.
A neighborhood meeting was held on Thursday, July 10, 2025 along with a virtual open hour between July 10, 2025 and July 24, 2025. On July 21, 2025 the Buda Bonds Oversight Committee reviewed the input received at the neighborhood meeting and provided recommendation to City Council to continue the project to the bidding and construction phase. City Council will review the project as well on August 5, 2025 ahead of the bidding and construction phases, which is planned for this Fall 2025. Construction may begin as early as December 2025.
We are currently advertising this project for bid, with bids opening for construction in October 2025. City Council has requested that construction not start until January 2026.
The City received three (3) bids and has reviewed the proposals. The team will recommend BBOC, on November 19th, and subsequently City Council, one December 2nd for approval. Construction is anticipated to begin in January 2026.

Yes. The City and contractor will maintain access to homes whenever possible. Temporary driveway access may be restricted at times for safety or construction activities, but residents will be notified in advance if access will be temporarily limited during the construction hours of 7 am-6 pm.

Portions of Middle Creek Drive may be temporarily closed or reduced to one-lane traffic during construction. Detours or traffic control measures will be clearly marked, and access for residents, emergency vehicles, and service providers will be maintained. When work is conducted on the eastbound lane of Middle Creek Drive, access will be limited to one-way traffic on the westbound lane and vice versa.

Mail services are not expected to be impacted. Trash and recycling will continue with minimal disruption. While work is conducted on one lane, the other lane will be open for one-way traffic. If road work is conducted on your side of the road, you will need to place your bins directly across the street from your home in front of your neighbor’s house, next to their bins.

Yes, beginning Monday, January 26, the bus stops usually performed on Middle Creek Drive will be moved. To protect the privacy of our students, we will not provide this information on the website. Hays CISD will mail more information about your student’s new bus stop location directly to parents the week of January 20, 2026. Yes. Road construction is inherently noisy and may generate dust, particularly during demolition and paving activities. Work will be limited to approved construction hours, and dust control measures will be used as needed.

Construction will generally occur during standard weekday work hours, typically 7 am-6 pm. Weekend work is not anticipated but may occur if needed to maintain the schedule and the City will notify residents as soon as possible.

Utility service interruptions are not expected as part of this project. If any temporary utility work becomes necessary, residents will be notified in advance.
